THE CHALLENGE
A 63-unit Class A mixed-use building in downtown Newark required a complete FF&E package — lobby, amenity spaces, and unit finishes — on a budget constrained by a recapitalization process and active lender negotiations. The developer needed a sourcing partner who could deliver spec-grade product without the markup of traditional supply chains, and coordinate delivery around a construction schedule with no room for delays.
WHAT WE DID
Domani sourced the full package direct from manufacturer — engineered hardwood flooring, custom millwork for lobby and common areas, brass and matte-black fixtures, and unit-level finish packages across all 63 units. We also sourced the building’s windows and exterior cladding panels directly from a manufacturer in Portugal, significantly undercutting domestic supplier pricing on those envelope components. We value-engineered the millwork spec against the original architect’s selections, identifying factory-direct alternatives that matched the aesthetic at a lower cost basis. All materials were consolidated and delivered on a schedule aligned with the phased construction sequence.
THE RESULT
Complete FF&E delivered on schedule across all 63 units and common areas. Factory-direct procurement on the full scope — flooring, millwork, fixtures, and amenity furniture — produced meaningful savings versus the original budget, with no substitutions that required architect re-approval. The building’s lobby and amenity finish quality positioned it competitively in the Newark Class A leasing market.
